HELOC loans have a 10 year draw period followed by a 10 year repayment period with minimum payments required of the lesser of 1.25% of balance or $125 per month. Payments may include principal and interest. HELOC loans contain a variable rate feature and the annual percentage rate may change as a result. If the annual percentage rate increases, you may make more payments and higher payments.

Second Mortgages

Closed end second mortgage product has a maximum 20 year amortization with a 7 year balloon. However, if the loan amount is less than or equal to $30,000, the term is reduced to 7 years, no balloon, and the same rates apply. All loans are subject to credit approval. Rates are subject to change, additional terms, conditions, fees, and charges may apply.

HARP 2.0 Mortgage Program

The following criteria must be met to qualify for the Home Affordable Refinance Program (HARP 2.0):

  • You must live in the home being refinanced (Some exceptions may apply).
  • A HARP 2.0 refinance only applies to Fannie Mae or Freddie Mac mortgages.
  • The homeowner must be able to afford the new lower payment.
  • The current mortgage must be up to date with no late payments in the past twelve months.
  • Payments on the new loan must be more affordable or more stable than on the existing loan.
  • The maximum Loan to Value (LTV) cap has been increased on home owners looking to refinance into a fixed rate mortgage.
  • However, for homeowners looking to refinance into an adjustable rate mortgage the maximum LTV is 105%.
  • Current mortgage must not have mortgage insurance
  • Maximum Loan to Value (LTV) for Condos and High Balance loans
  • Current mortgage must have been closed prior to May 31, 2009
